Combined with a carefully designed floorplan, strong imagery, a thoughtfully written description that creates the very best impression, even drone shots of the house and edited videos to tasteful music, which capsulate any potential buyers is discussed with you at the beginning, as we believe that standing out is a powerful force.
Although many of our buyers come from our own channels, whether that’s social media, our editorial content or property alerts, a certain percentage also comes through the various property portals that we use, which is all the more reason to make sure you home is positioned ahead of the competition.

We also suggest that getting the right solicitor is paramount, as speed and attention to detail in this regard is so very important. Our panel of chosen lawyers are also the best at what they do and we will discuss this with you at a very early stage.
With the close relationships we have with the solicitors we work with, the legal process is both efficient and the transaction should proceed smoothly from start to finish.
Stage 1 - When an offer is agreed you instruct your solicitor, we also advise that this can easily be done much earlier, even at the point of placing your home on the market, saving valuable time and enabling the solicitor to start work on their ‘Client Care Pack’. You now apply for a mortgage and for a survey.
Stage 2 - The solicitor reviews and checks the contract pack from the sellers solicitor. Once the mortgage offer is received by the solicitor, they will then send your mortgage report and the lenders requirements.
Stage 3 - The lawyers make the appropriate searches. They then raise enquiries with the sellers lawyer.
Stage 4 - The solicitor checks the sellers replies to enquiries and searches and then deal with any legal requirements in the mortgage offer and survey. They then report to you on the title and searches.
Stage 5 - The solicitors then request the deposit from you and your buildings insurance policy details in readiness for exchange.
Stage 6 - The solicitors request the mortgage advance for completion.
Stage 7 - Mortgage money gets transferred from the lender.
Completion! The moving date when the keys are handed over, with us by your side.
